Bookkeeping for property managers and rental owners.
Rental books need to answer one question for every property: is it making money? I keep each property's income and expenses separate, track security deposits as money you owe back, and make year end easy for your CPA.

What I handle
The parts of your books that need extra care.
On top of monthly bookkeeping (every account reconciled, the month closed, reports you can read), here's what I watch closely for businesses like yours.
- Income and expenses tracked by property
- Rent collections reconciled to your bank and rent roll
- Security deposits tracked as money owed to tenants
- Owner statements and distributions, if you manage for others
- Mortgage, escrow and loan schedules for your CPA
- Vendor 1099s ready at year end
Sound familiar?
“I can't tell which properties actually make money.”
“Security deposits are mixed in with everything else.”
“Tax time means a box of receipts for every property.”
If your books are behind, that's a normal place to start. I'll quote the cleanup separately, before any work begins.
Experience
Thirty years of closing the books.
I've spent 30 years as a staff accountant, controller and senior accountant for manufacturers, a regional bank and multi-location companies. The habits carry over to any business: every account reconciled, every month closed, and reports you can read.
I'm a Certified QuickBooks ProAdvisor, certified in QuickBooks Online and QuickBooks payroll, and I do the work myself. You won't be handed off to a junior bookkeeper. More about me
Questions
Questions property managers and rental owners ask me.
How much does bookkeeping cost for property managers and rental owners?
Most property managers and rental owners start on my Growth plan, from $1,000 a month. Most rental owners fit Growth. Managing properties for other owners, or several entities, usually means Complex. After a free 20-minute call you get a fixed quote in writing, and it's month to month.
Can you keep each property separate?
Yes. Each property gets its own class or location in QuickBooks Online, so you get a profit and loss for every property and one for the whole portfolio.
How do you handle security deposits?
Deposits are recorded as money you owe your tenants, not as income, and tracked by property until they're returned or applied.
